All the data centres are in operation. With an IT area of 28,300 m², it is a large campus for which we are also planning conversions during operation and tenant improvements.

›LINK‹ in a modern working environment
The structural upgrade of an office building in Frankfurt am Main shows that good things are sometimes very close at hand. The architects of .bieker AG examined possible scenarios for a successful repositioning of the property on the office rental market. With targeted structural interventions in facades, outdoor facilities and common areas as well as with a consistent interior and material concept, the architects transformed the office building into a modern and bright rental office address with a warm but at the same time rigorous character.

In front of the two entrances, metal portals give the building perceptible addresses in the street space. On the interior surfaces, they are covered with light wood slats, which are continued as wall cladding in the foyers. They provide a smooth transition and a bright and modern ambiance in the common areas. Wood and warm color tones are also the guiding elements of the design concept in the newly converted rental areas. A new lighting concept, efficient cooling canopies and natural ventilation of the office spaces are further highlights of the revitalization.
The previously unused green areas in front of the building will be redesigned as an attractive outdoor space with activity and recreation areas and seating. The inner courtyard will be enlarged by the demolition of the surrounding glass roofs and will become an additional, green lounge area. On the roof spaces, two roof terraces offer a magnificent view of the Frankfurt skyline.



Jobcenter Höchst

Revitalization of residential and commercial building in the Bolongarostraße
A seven-story residential and commercial building at the eastern entrance to Frankfurt-Höchst was revitalized and converted into a job center. The building, which dates from 1995, is located on a 5,200 m² site on an access road to the historic town center. The new anchor tenant of the commercial units will be the Jobcenter. In the convex head building facing the forecourt and the building block along Bolongarostraße, around 5,500 m² of office space will be converted and expanded.

Service at all levels
The ground floor areas are designed as customer service zones with open areas in a friendly and customer-oriented manner. The entrances to the service areas are positioned in a new location. In addition to further customer service workplaces, a total of around 130 modern individual and group workplaces have been created on the upper floors. The building services, fire protection and other safety equipment were also brought up to the latest standards during the project.



Kö-Campus

New design KÖ-Campus Eschborn
The KÖ Campus is a rental office ensemble from the 1980s in Eschborn consisting of three identical buildings. Exterior areas, entrances and the access routes were redesigned as part of the project. The different traffic areas such as the street, parking and forecourt were re-balanced and given a new modern design. The light-colored surface of the square, together with benches and other furniture, creates an inviting ambiance. A guidance system installed on the square leads visitors to the respective addresses. The entrances to the houses were supplemented with a cantilevered angle that serves as a canopy and windbreak. In the individual houses, a central reception with lobby provides orientation. The vertical access and the vestibules of the rental units were also refurbished.

Conversion Iller-Center Senden
The Iller-Center in Senden, located south of Ulm, is a retail park from the 1970s. Successfully established economically, the buildings were architecturally aging. It did not offer a genuine shopping experience based on visual stimuli, pleasure window shopping and discovery, because sales took place exclusively inside the buildings. The facades were completely closed, except for the entrance areas. But the shopping world of retail parks is also changing - and Senden is no exception. The northern part of the center has already undergone a facelift, and now the southern part, which used to house a large fashion store, has followed.

Arcade and mall present a window shopping invitation
After the revitalization, the building presents itself to the customer via an inviting 140 m long shop window front. The space is divided into several stores. An arcade in front of the building invites customers to stroll along the displays and leads them to the entrance of the mall, which has also been redesigned. From there, the interior rental spaces are accessed. The arcade provides protection and serves as a structured advertising medium.

International Bilingual Montessori School

Use conversion of an Art Déco Villa with two annexes as an international, bilingual montessori school
A sophisticated, stately villa from the early 20th century, an elegant annex from the early sixties, and a cool new building from the seventies - for many years, this heterogeneous ensemble in downtown Frankfurt was a place for no-nonsense business. But now children have conquered the buildings! The ensemble became the new home of the ibms - international bilingual montessori school.
Architecturally, a lot had to be taken into account. Significant interventions in the substance were necessary to strengthen the existing qualities. In the future, colors will serve as a guidance system through the building areas. Each room was given an individual solution to emphasize its character. In addition, newly designed open spaces were created around the buildings, offering many opportunities for play.

The room color concept
A basic color is assigned to the three childcare areas of the Montessori school, nido (very small childcare), daycare center and school. A new external and internal circulation system runs through the building like a net. Individual solutions for single rooms were developed to emphasize the character and special features, such as room composition and lighting conditions. The room surfaces are not completely covered by the intervention. In certain areas, the historical layers shine through. The history of the entire ensemble becomes visible, similar to a palimpsest.

The building at Neue Mainzer Straße 12-14, opposite the Schauspiel Frankfurt theater, is the only remaining existing building on the former Degussa site, which has been developed into the new urban Main-Tor district. The office building from 1999 has now been redesigned for a new tenant on behalf of Talanx Immobilien Management GmbH. The tenant fit-out focused on the design of a bright, modern and flexible office structure in line with the corporate design of the new tenant. A total of 500 workplaces were created in open team areas and combination zones on 7,500 m² and 7 floors. The lower floors are home to the Frankfurt Comedy, whose undisturbed operation had to be ensured throughout the conversion work.

Left: By opening up the Maintor Quarter, the building, which was originally only accessible via Neue Mainzer Straße, can now also be accessed from Schneidwallgasse, which runs to the rear. The redesigned and expanded foyer on the first floor brings together the streams of visitors.
Bottom left: Since the existing ceiling height of 2.70 meters is very shallow for the desired room atmosphere and a conditioned expansion, the architects worked closely with Talanx and the tenant to develop a multifunctional ceiling element for the open space areas that occupies only part of the ceiling. Ventilation and lighting are integrated into the elements, as are acoustic panels for sound absorption. The heating and cooling of the rooms continues to be provided by the component-activated existing ceiling and is still effective over the entire ceiling surface. The panels run in a grid pattern from the corridor zones to the windows. The full room height is thus retained between the panels.
Bottom right: The office landscape is enlivened by glazed think tanks, telephone booths and functional fixtures. Meeting points and kitchenettes are set into the spaces at the cores. The central, light-flooded atrium above the foyer has been fitted with sun awnings and seating furniture, making it a meeting place for clients and employees.

Our goal is that our clients are happy with their houses. Satisfaction on both sides is the result. When this results in another project for the same client, our joy is all the greater. This is the case with the Rehau company: After we had already revitalized the Visitor Center in Erlangen for the international group, we were also called upon for the conversion and refurbishment of the Frankfurt sales office in Dietzenbach.

The two-story linear-rectangular functional building from the 1970s was completely gutted and deconstructed down to the load-bearing components. Both the first floor and the two office floors were restructured. Requirements for modern workplaces and the need for exchange and interaction between employees were also taken into account. When designing the floor plan, the floors were considered as 400 m² units in terms of fire protection. This enabled the implementation of a new spatial concept with open and spacious office structures.

Bull and bear now play for team Eintracht Frankfurt. Soccer, that's 90 minutes of emotion, passion and enthusiasm, which can also be found in the world of finance. From now on, these two worlds will meet in the Commerzbank Arena in the hospitality box of Deutsche Börse, one of Eintracht's financial center partners in Frankfurt. Together with Uli Mayer-Johanssen and Gregor Ade Brand Consulting, we developed and implemented the concept for Deutsche Börse Group.

The concept is conceivably simple and functional. Visitors should feel like the pros in the locker room. Lockers on the wall keep the right equipment ready for the fans. A media wall provides sufficient visibility for unclear scenes on the pitch and for analysis during halftime. Of course, those who want to can also enjoy the game up close outside on the hospitality box seats. Guests are catered for via the galley kitchen in the entrance area. The dining area is a long oak table with chairs in the corporate style of the stock exchange. Above everything hovers the ceiling sail of the square, in which, as is well known, the round must go.

Revitalization REHAU Visitor Center
REHAU AG is a leading international producer of plastic components for the construction and automotive industries. Due to increasing visitor numbers at the Erlangen site, a Visitor Center with training center was integrated into the existing building. The existing training and seminar areas were modernized, expanded and supplemented by an attractive lounge with cafeteria. A "magistrale" was added to the existing structure as a central access point. It connects all functional areas within the Visitor Center. At the same time, the office areas on the upper floor were converted into modern and contemporary workplaces.

Starting from the new visitor entrance, which was placed in front of the existing building as an exposed concrete cube, the path leads past the newly designed inner courtyard to the large seminar room. The central axis connects the surrounding training rooms and is not only an access area, but also a communication and recreation space. An alternation of closed installations and open zones spatially structures the “magistrale” and defines areas for service as well as for stay and communication. Material changes in the flooring, a lower ceiling height and structured wall surfaces with integrated information systems separate the areas from the circulation routes. Colored seating furniture creates a relaxed atmosphere in the lounge. A continuous, floor-to-ceiling glass façade offers views of the courtyard and glimpses of the seminar room. If necessary, curtains close the window areas. The extension of the seminar room, as a newly added feature, is clad with exposed concrete elements, just like the visitor access.
When redesigning the office space on the upper floor, great importance was also attached to light and transparency. The combination zone is lit via the fully glazed office partitions. A large central kitchenette is a break room and provides space for informal communication.



Tommy Hilfiger

Radiating shopping ambiance for Hilfiger outlet-store
The industrial park Mülheim-Kärlich is one of the top addresses for commercial establishments nationwide. In the course of a master plan, in which .bieker AG was involved, the expansion was driven forward on two projects.
The fashion brand Tommy Hilfiger occupies one of two new units that were created in the course of revitalization by .bieker AG. The existing building was redivided for this purpose and extended by two entrance cubes. This created space for effective brand and product presentation.

Fresh perspectives
The texture of the clinker brick facade in dark tones gives the building a high-quality feel that reflects the core of the Tommy Hilfiger brand, as does the clear, linear building design. The generous glass front in the entrance area creates transparency and a clear view into the interior of the building.

Play Heliport Fraport

Play areas at Frankfurt Airport
A man-high play helicopter is just one example of a total of 9 newly created playscapes in the waiting area of the terminals at Frankfurt Airport. A miniature airport, a climbing course and even a small moon rocket were also produced according to designs by .bieker and are very popular with both big and small children. Parents enjoy watching their kids play during the waiting time before boarding.
Using imagination and play to combat waiting time: it's a concept that worked from the very first moment. For us, it was a welcome creative adventure.

“Blue House” Hanau

Conversion of an office building in Hanau into an office and training center
At Kurt-Blaum-Platz in Hanau, a heterogeneous industrial and production complex was converted into an office and training center. The demolition of the low building sections facing the square clarified the urban planning situation. The building, which is called the "Blue House" because of the original color of its façade, presents itself in bright white after the renovation and is oriented toward the square with its new main entrance.
After the renovation, the ensemble, made up of several building sections, has spacious meeting, recreation and break rooms in addition to team and open-plan offices for 430 employees.

Spacious working worlds
Wide corridors and the unusually high floor height reinforce the impression of spaciousness. The first floor accommodates an internal training center of the new owner as well as a cafeteria and practice rooms.
Materials and colors are coordinated, the design language is reduced. Surfaces and transparency were deliberately used as stylistic devices. All office and training rooms comply with the latest modern office standards and the user's corporate architecture requirements.

An existing building in the Mülheim-Kärlich retail park was gutted and revitalized for a new s.Oliver store. The exterior façade was designed to match the corporate identity of the fashion group. The new entrance area slides over the facade like a passe-partout and opens up the view into the building's interior. Here, the visitor's curiosity is aroused even before entering.

The request from Deutsche Bank's sports facilities was not exactly an everyday occurrence. A barbecue hut was to be built on a plot of land in the office city of Frankfurt Eschborn. .bieker AG was commissioned with the planning, and in the course of an intensive discussion with the future users, it was soon clear: it was not to be a hut, but a pavilion. Today, the members of the sports facilities have a functional outdoor building at their disposal that can be used throughout the year.
