BIM – Building Information Modeling

Building Information Modeling (BIM) is an intelligent multidimensional working tool providing the foundation for creating a data-based building model. Here, three-dimensional planning is carried out on building components which, apart from measurements, volumes, materials types and surfaces also includes information about physical characteristics. This information is augmented by details of costs and deadlines – known as the fourth and fifth dimensions.

    In 2D, 3D, 4D and 5D

    A BIM model incorporates all the information about the building components being used. As well as dimensions, materiality and mass, this also includes information about costs, building times, service and replacement intervals. In this way, as well as 2 D plans, building mass and cost calculations,  construction schedules or service and maintenance plans can be produced at the push of a button.

    Structural Planning

    The support structure and the statics are also included in the model and, together with the architecture, they form the fundamental framework of the data model.

    Integrated Planning

    The inclusion of the individual expert planning contributions in the three-dimensional building model permits a collision-free integrated overall planning – controlled by the BIM Manager at .bieker.

    Building Technology

    The building technology is stored in the data model with all the technical parameters. As well as delivery, building and assembly times, maintenance and service intervals  for a later facility management can be incorporated.

    Rooms

    Information about the various rooms is augmented with further information about their use, set-up and the various equipment they contain. In this way specific rooms or groups of rooms can be separated and their functionality can be analyzed.

    Visualization

    Because all the parameters of the building are amalgamated in a data model, at any time during planning, the building, or parts of it, can be visualized. Using view filters, specific structures, materials or user areas can be highlighted and viewed separately.    

Building Information Modeling

Thus the model stores all the information pertaining to the actual building process and the building itself in just one data bank – all available during the planning process. In this way, at a very early stage, costs and measurements can be determined creating realistic simulations of the thermal building physics – enabling a smooth planning and construction procedure.

In Building Information Modeling, all the data models of the various expert planning disciplines are amalgamated and continually updated. The three-dimensional collision check to detect clashes between trades is supported by automatic testing routines. In this way, planning can be optimally coordinated. The architect is also the leader in the planning process using BIM, and at .bieker a BIM Manager is responsible for the consistency of the data model and the smooth integration of expert planning.  By working on a virtual building model, it becomes possible, at all times, to carry out building simulations, visualizations, virtual building inspections, mass determinations and process simulations – furthermore, plans can be issued with different contents and scales.
