.bieker AG puts life into a residential and commercial building in Frankfurt/Main-Höchst

.bieker completely renovating the property in the Bolongarostraße in Frankfurt-Höchst. The commerce areas as well as the entrances to the residential units are being redesigned. The largest part of the office space has been rented in the long term to the Höchst Jobcenter.

On behalf of Rockstone, a project developer from Hamburg, we are revitalising a residential and commercial building at the eastern entrance to Höchst, a Frankfurt suburb. The new anchor tenant of the commercial area, with over 90 % of the space, is the Jobcenter in Höchst. The seven story building, dating from 1995, is situated on a 5,200 m2 plot, at a fork in the road, which is the access route to the historical old centre of Höchst. Over 5,500 m2 of office space are being restructured and extended for the new anchor tenant in the convex head end building in front of the forecourt, and the building block along the Bolongarostraße.

The ground floor areas of the commercial unit will be used as service zones featuring open spaces with a friendly and client-oriented appearance. The entrances to the service areas are in a new position, the lifts and stairs renewed and everything is put in a better perspective with a new lighting concept. In the upper floors, as well as further client service workplaces, a total of about 130 individual and group workplaces are being created and given a modern design. The renovation work includes updating the house technology, fire protection and further technical security installations.

The apartment block along the Ludwig-Scriba-Straße, with a total living space of  2,286 m2 , is being given a facelift in the form of completely newly designed entrances and a colour concept which matches the overall appearance of the buildings. A lightweight roof construction will be added to the front of the entrances, which will have clearly visible addresses with letter boxes and a bell system, and the roof offers bicycles a dry shelter. All outdoor areas are to be newly greenscaped and made more attractive. In the underground car park, also after the renovation, there will still be 111 parking spaces for residents and visitors. The planning is already underway. The final completion of the renovation will be May 2019.
